Tender closes in under three weeks
Nineteen days remain before bids are due at 12 noon on 1 October. Analysts quoted when the tender opened expected three to five bidders, with bids around S$600 to S$700 psf ppr. Nothing about the developer, price or design is decided until then.
HDB launches the tender
HDB launched the Canberra Drive EC site for public tender: 11,535 sqm, 18,457 sqm gross floor area, about 185 units, 99-year lease, closing 1 October 2026. It is the first EC site tendered under the rules announced on 8 May, so it carries the 10-year MOP, the 15-year privatisation timeline, no Deferred Payment Scheme and the 90% first-timer quota.
EC rules tightened
The Ministry of National Development announced the biggest changes to the EC scheme since 2013, applying to EC sites whose tenders close from that date. Projects already in the pipeline are not affected.
Site appears on the 1H2026 Confirmed List
URA's Government Land Sales programme for the first half of 2026 placed the Canberra Drive EC parcel directly on the Confirmed List, alongside a second EC site at Sembawang Drive.
